Heat Pump Water Heaters

Most homeowners who have heat pumps use them to heat and cool their homes. But a heat pump also can be used to heat water—either as stand-alone water heating system, or as combination water heating and space conditioning system. 

How They Work

Heat pump water heaters use electricity to move heat from one place to another instead of generating heat directly. Therefore, they can be two to three times more energy efficient than conventional electric resistance water heaters. To move the heat, heat pumps work like a refrigerator in reverse.

While a refrigerator pulls heat from inside a box and dumps it into the surrounding room, a stand-alone air-source heat pump water heater pulls heat from the surrounding air and dumps it—at a higher temperature—into a tank to heat water. You can purchase a stand-alone heat pump water heating system as an integrated unit with a built-in water storage tank and back-up resistance heating elements. You can also retrofit a heat pump to work with an existing conventional storage water heater.

Heat pump water heaters require installation in locations that remain in the 40º–90ºF (4.4º–32.2ºC) range year-round and provide at least 1,000 cubic feet (28.3 cubic meters) of air space around the water heater. Cool exhaust air can be exhausted to the room  or outdoors. Install them in a space with excess heat, such as a garage. Heat pump water heaters will not operate efficiently in a cold space. They tend to cool the spaces they are in. You can also install an air-source heat pump system that combines heating, cooling, and water heating. These combination systems pull their heat indoors from the outdoor air in the winter and from the indoor air in the summer. Because they remove heat from the air, any type of air-source heat pump system works more efficiently in a warm climate such as Myrtle Beach.

Good Real Estate News: Home Equity Is Rising Again

With all the bad news about underwater home owners and strategic walkaways, you might think that American home owners’ equity holdings are in the tank. But the least-publicized recent statistic on real estate is that, despite these scary reports, home equity is again on the rise. According to the Federal Reserve’s most recent “flow of funds” survey, home owners’ net equity grew by nearly $1 trillion from the recession’s nadir in the first quarter of 2009 through the third quarter. From June 30 to Sept. 30, net equity rose by $418 billion. That’s not all that impressive compared with the quarterly increases during the hyperinflationary housing boom years, but it could signal something important. After three years of unprecedented shrinkage in home equity — and three years of rapid expansions in the number of underwater borrowers with negative equity — there are signs that the down cycle may be shifting. Home Sales Increase and Prices Rise!

The end of round one of the first-time homebuyer tax credit ended November 30 and there was some fear that housing sales would flatten back to the levels of the summer of 2009. Instead in December not only did housing sales maintain their momentum, recording a solid increase of 17.1% over December 2008, but for the first time in three years the average price of homes sold went up – that’s right, actually increased by 0.6%.  With lot prices in the Myrtle Beach area at an all time low and construction costs down, now is the time to build your New Custom Home in Myrtle Beach. The U.S. Green Building Council Awards Ameri Built Homes LEED Gold Certification
for Green Home Building

 

In Southbury subdivision off of HWY 707, 116 Southbury Drive was awarded LEED Gold by the U.S. Green Building Council (USGBC) for achievement in green home building. LEED for Homes is a national third-party certification system for energy efficient, healthy, green homes.  LEED-certified homes complete a technically rigorous process that includes a home energy (HERS) rating and on-site inspections to verify that the home is built to be energy and water efficient, environmentally sound, and a healthier place to live.

Healthiest Housing Markets for 2009-Myrtle Beach

Builder, in conjunction with Hanley Wood Market Intelligence, debuts its metric for determining markets with the best and least potential.

With most economists and builders expecting a national market decline this year, this may not seem like the best time to be selecting the “healthiest” markets in the country. Virtually every market was down last year. But a close look at the numbers reveals that some markets have way outperformed others during the last four years and are likely to continue to do so this year.

When the housing market stages its official recovery, the markets listed on the following pages are likely to lead the parade. It may take a year or more for the weakest markets–where burgeoning foreclosure sales are still pounding new home values, making building and selling new homes an exercise in futility– to finally stage a turnaround. We’ll present that list next week.

The healthiest markets have many things in common. Most of them are great places to live, either close to the ocean, mountains, or major universities. Most of them didn’t have a huge run-up in prices during the boom and aren’t experiencing rampant deflation during the bust.

To compile these lists, we analyzed the top 75 housing markets in the country. We ranked them based on population trends and job growth, perennial drivers of housing demand. We also examined what’s happened with home prices; many of the healthiest markets have managed to hold the line on home values. And finally, we considered the rate building permits, which may be the single best ongoing indicator of builder confidence in a market. We combined all these metrics to produce a score for each market. Here are the top 15, in reverse order.

The Healthiest Markets for 2009

15. Myrtle Beach, S.C.

2008 total building permits: 3,211

Though permit activity dropped sharply last year, Myrtle Beach remains one of the hottest markets in the country, especially when you analyze the number of permits pulled per resident. Only 263,287 people live in the Myrtle Beach metro area, which until recently had been growing its population by nearly 5 percent a year. That means builders pulled one permit for every 82 residents. A steady influx of people, many of them retirees, are drawn by close proximity to the ocean and 117 golf courses at last count. That has helped keep home prices steady; they fell only 10 percent last year to a very affordable $174,800. Most of the home building is split between Brunswick and New Hanover counties. Jobs are dependent on the tourist industry, though, and the metro area was rocked last year when a $400 million rock-and-roll themed amusement part, Hard Rock Park, opened and then filed for bankruptcy. Myrtle Beach added jobs last year, but as of December employment was decreasing at a 4.2 percent rate compared to a year earlier.

First-Time Home Buyer Tax Credit

Enhanced Tax Credit Provides Outstanding Opportunity for Myrtle Beach Home Buyers

In its efforts to stimulate the economy and revive the housing market, Congress has enacted legislation providing a tax credit of up to $8,000 for first-time home buyers (defined as anyone who has not owned a home in the last three years).

But time is of the essence for buyers who want to take advantage of this opportunity. Only homes purchased on or after January 1, 2009 and before December 1, 2009 are eligible

$8,000 Home Buyer Tax Credit at a Glance

  • The tax credit is for first-time home buyers only.
  • The tax credit does not have to be repaid.
  • The tax credit is equal to 10 percent of the home’s purchase price up to a maximum of $8,000.
  • The credit is available for homes purchased on or after January 1, 2009 and before December 1, 2009.
  • Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit.

This credit not only applies to homes already built but also for first time home buyers that are building homes on a lot the already own.
